To deal with the problem you must clear the channel list completely and then rescan - if your box has it in the menus, please the 'installation menu' to do an initial scan or a reset to factory settings or First Time Installation. You MUST delete the entire existing list of channels. On most boxes this technique can be also be used:
Try this:
1) unplug your Freeview box (or idTV) from the mains;
2) unplug the aerial from the Freeview box by disconnecting the cable from the 'RF in' socket;
3) wait 30 seconds;
4) plug Freeview box (or idTV) mains back in;
5) do a complete scan for channels - it will fail without the aerial. (This may be in the installation or initialization menu, and is distinct from any 'add channels option'). Once this is done your channel line up should be empty;
6) reinsert aerial by reconnecting to the 'RF in' connection;
7) do a complete scan for channels again.
The Freeview channel line-up provided by six "multiplexes" - each of which carry five or more TV channels, radio channels, text services and EPG data. In this diagram each ROW represents a multiplex. If you are still missing a whole multiplex (ie everything on the row) you may need to replace your aerial with a wideband type, purchase a larger aerial or you may have interference from a VCR, games console, Sky Digibox or similar.

Tracey: The aerial might be pointing to the Heyshaw relay. This 'Freeview Light' transmitter only provides the channels you've mentioned.
You should be able to get a full service from Bilsdale - both now and after switchover. The chance of a full service from Emley Moor is slightly lower at the moment - the ArqB multiplex clashes with Multiplex 1 at the Pontop Pike transmitter that serves Newcastle. Belmont is also strong enough for a good service on the SDN multiplex as well as the public-service multiplexes.
For Heyshaw, the aerial would be aligned vertically - elements going up-and-down - and pointing west-north-west (291° on a compass). For Bilsdale, Emley Moor or Belmont it would need to be horizontally-polarized - elements going side-to-side. Bilsdale is roughly north-east (32°), Emley Moor to the south (190°), and Belmont south-east (129°).
You, or future tenants, might well be more interested in West Yorkshire news than Tyne Tees, so I'd recommend Emley Moor even though it might be a bit harder to get reliable results from there than from Bilsdale. It's likely that the aerial would have to be replaced, not just moved and rotated, but the cost of an aerial installation is mostly the labour cost anyway.

A couple of weeks ago our freeview became very unreliable for the itv channels, itv 4 5 etc and a couple of days ago we lost them completely. Tried retuning but nothing and have now only 43 channels instead of the over 100 before. Our aerial is on the roof. The same problem has happened to others in this area including friends 4 miles away in hp6 6ng.So frustrating.

anne bourne: There are no transmitter problems, but until 18 April 2012 you are not predicted to get all of the Freeview services, and then it will be from Crystal Palace.

My aerial is on the roof. I can only get sporadic disrupted viewing on channels 4, ITV, E4 etc. I have retuned and retuned and retuned.....

panasonic dmr bs850 freesat epg problem turned on my blu ray recorder to find it only had a 2 day tv guide did a factory shipping reset 7 times still no effect, upgraded firmware so it now had i player still no effect on epg guide! unplugged and rescanned still no joy , checked clock time etc, it is most odd as the hd channels are all there and working just not the epg any ideas? PLEASE

I have had this problem quite frequently over the past few months. This happens every other night, where all the channels on Multiplex 2 and a few other channels crackles and then completely loses its signal. It somehow re-appears late at night or a few days later. As I type this, all of the channels are gone. It is mostly the Multiplex 2 channels which loses its signal. I have tried the above procedure. ie. re-scanning about 10 times, but to no avail. Can you please advise us what the problem might be. We use the freeview off the TV(Sharp) and our postcode is NW11 7RJ.

Gill: Check that the Freeview box or TV is tuned to the transmitter that your aerial is pointing to. You are predicted to have excellent reception from both Waltham and Sutton Coldfield when using the correct aerial, Belmont, Nottingham/Kimberley and Emley Moor also deliver weaker signals to your area. For Waltham (aerial pointing roughly SE) the correct signal for MuxD3+4 is on C54- and for Sutton Coldfield (aerial pointing SW) the correct frequency is C46. Look in the 800s of your channel list for an ITV1 that works correctly. If there is one it shows that you have found a weaker signal earlier in the scan which is stored first.If possible do a manual tune for the correct set of frequencies, after first clearing the channel list by doing a factory reset. If you discover that the correct frequencies are already tuned in check for single frequency interference around the D3+4 frequency, also if you have any amplifier/booster on the aerial the signal might now be too strong, producing similar results to a signal that is weak! In that case removal of the booster or insertion of an attenuator in the aerial feed would be required.

Just wondering if you do a manual tune on a humax freeview box if you can choose E Midlands or W midlands. It would seem that it has tuned to the W Mids which is further away and consequently ITV 1 is breaking up. However in the 800 region ITV1 is fine? Ideally I would like the E Midlands to run from 1 to 5 etc not from 800 is this possible? Thanks G
